In short, we help property owners increase their income with short-term rental solutions, while reducing their workload at the same time. We manage the day-to-day operations of Airbnbs and other short-term rental properties, including online listing, photography, pricing management, guest communication, cleaning, laundry, toiletries and check-in and check-out of guests.
WealthyStays will happily manage any existing guest bookings and incoming guest communications, as long as we can have full access to your property in the appropriate time frame. Once you sign up with us, all of your existing and future bookings will be managed under our WealthyStays terms and conditions.
We always recommend that items of high monetary or sentimental value must be removed from your home for safe keeping and peace of mind. You may leave other personal belongings in the home if they are stored away and leave sufficient space for guests to unpack their belongings. We encourage hosts to leave decor and photographs in the home as these help to create a welcoming environment.
Provided that, we have photographs of your property, and the terms and conditions signed up by both parties (the Owner & the Agent), your listing can go live in 48 hours on Airbnb. If your photography is scheduled, it can take up to 72 hours for our photographer to edit and finalise the pictures, after which the listing will go live within 48 hours.
For channels besides Airbnb, the listing can take around 24-48 hours for approval from TripAdvisor and HomeAway, and another 2-4 weeks for Booking.com due to their independent approval processes.

Yes, we do. We have a dedicated Channel Management server that keeps track of all property bookings using smart technology. This means that there are no crossovers between stays booked on different platforms.
We can list your property across more than 15 platforms so that your property is seen by the maximum number of guests possible. These include Airbnb, HomeAway, TripAdvisor, Homelike, our own website, Flipkey, Booking.com, Zoopla and Rightmove.
We don’t require specific certificates. But we do expect your property to be fully compliant with all local health- and safety regulations.
To get the ball rolling, simply give us your details via the form found in our website (www.wealthystays.com) or call us directly on 99224233. Our lovely specialists will be able to explain our services, walk you through the process, and provide you with an estimate of how much your property can make through short-term letting. If needed, we can schedule a visit to your home as well.
WealthyStays listings, usually take 5 guest bookings to ramp up. Due to the seasonal nature of the homestay market, this can vary depending on the time of year.
Additional charges a host may be liable for, include but are not limited to:
- Wi-Fi
- Pool maintenance (not the basic staff)
- Utility bills
WealthyStay’s package starts at 25%+VAT (this may change depending on the location of your home, the number of bedrooms, and the availability of your home). Management fees are agreed upon with each host individually. This fee is charged on the nightly rate of each booking net of any channel commissions
In most cases, channel commission (e.g. Airbnb =3%) will be passed to guests by applying a markup to the night rate, so that commission is passed to guests and not paid by the Owner or Agent. Channels have different commissions so markups may be different.
No, we do not charge a set-up or on boarding fee. We work fully commission-based, meaning that you will only pay when you earn. (Note that in some cases where your house is not fully equipped, you may need to pay for the above-mentioned equipment.)
Your bookings, calendar and revenue can be found in your personal Dashboard. This dashboard is updated in real-time and gives you a handy overview of your property and its yields 24/7.
Payments are processed at the last working day of each calendar month net of our fees. We can pay all the bills (Wi-Fi, water bill, electricity) and deduct them from your monthly revenue. All the bills are uploaded on your platform for full transparency. Please note that many people may have bills on their mailing system therefore you have to sort this out
Of course – WealthyStays will always endeavour to accept bookings with as little notice as possible. At WealthyStays, we understand that same-day bookings are characteristic of the short-let market and as a result, we have built a lot of flexibility into our operations. This ensures that we can meet as many of our same-day booking requests as possible, whilst maintaining our high standards of guest experience.
We have signed a partnership with a professional cleaning company that manages cleaning and maintenance services all over Cyprus, with more than 30 hotels as clients. Trust us, we are already Super Hosts on Airbnb platform and we are planning to stay so. Cleaning fee is payable by guests.
Our cleaning partners are trained to identify any signs of obvious and substantial damage to your home, and then alert this issue to the appropriate Account Manager. We then proceed on a case-by-case basis, depending on the severity of the damage. We would always advise, however, that hosts should expect some light wear and tear, and encourage you to look into short letting insurance options (we can help you with this). In addition, we ask all of our hosts to lock away items of value that you want to protect.
We minimize the risk of damages with inventory check ups, deposits by guests and ID verifications by guests. We also cover minor damages.
Yes you can – and it’s so easy! You can make a booking to stay at your property via your personalised host dashboard. Once you make the booking, your dashboard will update your listings across channels so that these nights are unavailable for guest bookings. Cancellations of existing reservations are not allowed as they affect your house reviews and eventually your profitability.
Yes, you can – and you’re not asking too much. At WealthyStays, we help our hosts to increase returns by up to 30% and have put measures in place to ensure that only the right kind of guests are welcomed into your home, helping to minimise any risk of property damage. Our in-house Guest Communications team vet each guest before confirming their bookings and in some cases, we require guests to provide government-verified ID upon arrival.
The reimbursement amount granted to guests who cancel their reservation varies according to the cancellation policy of the platform booked. We adjust your rental rates according to the season, occupancy rates and local events, and do our utmost to offer you the best cancellation policy for your needs.
As there is a relatively high turnover in tenants, furnishings and equipment are obviously subject to greater wear and tear. Tourists or visitors who are just passing through tend to be less attentive to personal property than tenants who rent on a yearly basis. Vacation rentals require a higher level of personal property maintenance, which can lead to some additional costs.
We minimize risks by carefully screening our guests. Our house cleaning staff, who come by after guests leave, inform us of any anomalies in your home so we can step in without delay.
We also minimize risk through the below:
- Screening of guests
- Deposit
- ID verification
- Weekly inventory checks up
Airbnb has a well-established dispute settlement procedure. It gathers the evidence that could be useful as quickly as possible: photos, bills, police reports and other documents attesting to the property, damages incurred and the fair market value of the damaged goods. As soon as Airbnb has gathered sufficient information from the two parties, it reviews all documents and assesses the compensation claims. We also hold a deposit from guests that can be used to cover any damages caused during their stay. Deposits are released back to the guests’ after our inventory check-up.
Mainly in Famagusta region but we also operate in Nicosia, Larnaca and Limassol
We use the following booking platforms for our listings:
- Airbnb
- com (and partner websites)
- TripAdvisor
- Expedia
- Flipkey
- HomeAway (and partner websites)
- +many more
However, it also depends on your property’s location, price and unique features – meaning that your property might not be listed on all of the above platforms if they don’t match the platform-specific requirements, or if they aren’t a good fit with its target audience. If you rather keep your property off a certain platform, let us know.
Most definitely! We will help you set up a listing and manage it for you, too.
Firstly we are going to book/block any available days in all platforms to avoid further reservations from guests. We need to be notified 30 days in advanced (in writing) and we will hand your listing back to you. Please note that all the pre-arranged bookings from our platforms need to be full-filled.
We have developed a comprehensive pricing strategy that reflects factors such as city-wide occupancy rates, travel trends, property location, competitor pricing and more. Also, your property will be listed across multiple channels and thus will be visible to a greater number of guests, increasing your occupancy rate. Our team of seasoned hospitality strategists will ensure that your revenues are maximised.
While the exact percentage depends on many factors, such as the characteristics of the property, local rates, and the time of year, we expect you to make at least 130% of what you’d earn from long-term rental income after our fees have been deducted.
Everything in life carries risks and renting out your property is no different. At WealthyStays we add extra levels of security and insurance on top of that already installed by the short-letting platforms. We vet our guests before they stay, we ask for ID verification, and deposit that is returned after the inventory check up at the end of reservations.
As a Hospitality company, we’ll do everything possible to ensure that your guests have a great experience. This starts from the moment a potential guest makes their first enquiry, and we ensure clear and effective communication, a streamlined check-in procedure, and 24/7 assistance during a guest’s stay.
In order to maximise the guest and host experience, WealthHosts does not do personal check-ins. Guests are often late, or change their plans, or are simply tired and feel uncomfortable during a personal check-in, and Airbnb itself back in 2016 began recommending to all hosts to do remote check-ins via key safes. So much so, that in order for your property to qualify as ‘business ready’ (an important part of getting high Occupancy rate), remote check-in is required.
During your on boarding process, we will ask you to send us 4 sets of keys. Two of these we store, and one set gets used for the guests. For check in / check out, guests locate the installed key safe, enter the code, and then will be able to access the keys and the property.
The initial cleaning for your property would be paid by you. However, the cleaning fee after that would be paid by the guests and will be added to the cost of their stay which will then be paid to you and invoiced by us to pass to the cleaners and linen providers in a form of disbursement. The prices also vary depending how many rooms there are in the property.
We have a number of systems in place to check the quality of the cleaning. Our most reliable is by asking the guests for live feedback. When guests check in to your property, our system will send them a text message asking them to rate the cleanliness. If they respond with a score below ⅘, the guest experience team will be alerted, and action will be taken to rectify.
We have a dedicated revenue management team who monitor your Airbnb (and Booking.com, HomeAway, etc.) listing performance on a daily basis and apply a dynamic pricing strategy to fill any open dates or last-minute cancellations and ensure your property maintains a high occupancy rate.
Absolutely! Just let us know, and we will include them in addition to our standard house rules. As a default, we do not allow guests to make excessive noise or smoke within your property.
Yes, we can! We are a hospitality management service with our own Interior Designer.
